BNSF rail hub will indeed impact West Valley communities

OPINION — I am writing in response to a recent opinion piece regarding the proposed BNSF development near Sun City West. The following information is based on verified facts and/or statements from BNSF:

The proposed Logistics Park Phoenix intermodal hub would be located about 15 miles from Sun City West, near Wittmann. It is projected to add more than 22,000 vehicle trips per day to the U.S. 60/Loop 303 corridor, which already carries a failing grade (“F”) according to Maricopa County. No funding has been identified to address this traffic increase.

Beyond the intermodal hub, BNSF proposes 18 million square feet of warehouse space, with a variance request for buildings up to 90 feet tall. All goods stored there will require distribution through our area, compounding traffic issues.

A manufacturing section is also planned, though details on what will be produced or how much water will be consumed remain unknown. Altogether, the project spans over 4,000 acres.

This development would erase contiguous Sonoran Desert habitat, impacting saguaros, desert tortoises and migratory birds. Increased diesel emissions pose health risks to seniors, while Arizona already ranks fourth worst in the nation for air quality.

The project is incompatible with existing land use, placing heavy industrial activity near established communities built long before BNSF acquired the land in 2022.

Residents deserve transparent, thoughtful decision‑making that protects public safety, environmental health and neighborhood character.

To suggest this project will have no impact on Sun City West or surrounding communities is short‑sighted. I urge citizens to stay informed and visit PORA’s website, porascw.org, for documentation and verified facts.
