The Park West area stands to become a little more more robust with plans for new projects at Northern Avenue.
The Peoria City Council approved two zoning projects Nov. 9 near the Park West shopping center — a new multifamily project and a gas station with a possible future additional commercial element.
The gated community is planned for a vacant, irregularly shaped parcel of about 16.3 acres.
The Planned Area Agreement previously required 30-60% of the gross floor area to be non residential for all of Park West.
The reason for this requirement was to make sure there was a healthy balance between the nonresidential development and the multifamily or residential component.
Land use attorney Taylor Earl, on behalf of applicant Trammell Crow Residential, added that the subject parcel is a challenging property because of its irregular size, and has been on the market for almost 14 years.
As a result, he said, removing the ratio makes it easier to develop.
The City Council also approved an amendment to the General Plan Land Use Map for a 2.87 acre site located at the northwest corner of Northern and 99th avenues, from the Mixed-Use Main Street to Commercial land use category.
In tandem with this general plan amendment, the council also approved a rezoning of the same parcel from General Agricultural to a Planned Area Development.
The approvals will allow for the development of a 4,600 square-foot Speedway fueling station and convenience store on a portion of the vacant site. At least 10 fueling stations are planned for the property, and the convenience store will offer a range of food and beverage options, including grab-and-go food options as well as interior customer seating for around 12 guests.
A future commercial/retail pad is contemplated immediately north of the convenience store.
