Sereno Canyon adds additional resort units after Scottsdale City Council approval

A series of replats for the planned Sereno Canyon resort and spa community in north Scottsdale will more than double the existing plans for resort units in the project's fourth phase.

The Scottsdale City Council approved on consent at its Aug. 24 meeting four replats that will maintain the original 33 resort units while adding 36 additional units to the 127.62-acre portion of the 350-acre site. The increase brings the subdivision to 187 resort lots with 112 unidentified lots still in the works.

Overall, the development can have up to 397 units across the 350 acres with a breakdown of 44 original estate lots, 54 resort villas and 299 key units. Plans call for, however, 296 units, though 299 are approved, in a variety of dwelling types and products.

The overall site sits at the northwest corner of Pinnacle Peak Road and 124th Street. The four platted areas, comprising a total area of almost 29 acres, stretch across the property's southern to southeast edge near Pinnacle Peak Road.

The largest section is 14.3 acres and will establish 27 resort lots while the smallest section is 1.97 acres and will contain six resort units, according to a city staff report to council.

As part of the replats, city staff say the existing units will be deeper in length and there will be changes to the existing tracts. Each unit will carry tracts associated to the lot.

The four areas in question all carry a resort/townhouse residential, environmentally sensitive lands zoning. The site sits just north of the McDowell Sonoran Preserve.

The entire area carries 132 acres of resort/townhouse residential district, environmentally sensitive lands (R-4r/ESL); 95 acres of single-family residential districts, environmentally sensitive lands (R1-43/ESL); and 123 acres of single-family residential district, environmentally sensitive lands (R1-130/ESL).

City staff say these replats are consistent with previous zoning district map amendments.

The City Council previously approved the Sereno Canyon Phase 4 final plats about two years ago. The replats came with a unanimous recommendation from the Development Review Board.

City staff say no public comment was received regarding the changes.
