Scottsdale eight-lot subdivision sees final plat approval

An eight-lot subdivision’s final plat garnered the Scottsdale City Council’s approval, sending the project to its construction phase.

The City Council approved on consent the final plat for the 2.5-acre 88th Place Subdivision at its June 16 meeting, moving along a project that has been in the works since 2008. The subdivision at 13681 N. 88th Place is just off Arizona Loop 101 south of Thunderbird Road.

The city initially approved the project’s rezoning to R1-7 in 2008 and the Development Review Board approved the preliminary plat in 2014. That plat expired and the board reapproved the preliminary plat on Oct. 17, 2019.

With the R1-7 zoning, lots have to be at least 7,000 square feet but lot owner West Coast Redevelopment plans to make the lots average 10,000 square feet. These lots will be bigger than the surrounding area, which have lots ranging from 6,000-8,000 square feet but carry similar zoning.

Plans call for building heights of 24 feet but homes will be limited to one story, a city staff report to council states. This is required because during the rezoning in 2008, nearby residents expressed concerns about privacy so the city restricted the height.

The plot will also carry 5,600 square feet of open space tract. Zoning stipulations say the plot isn’t required to have any open space.

As for traffic, city staff aren’t projecting any significant increases to traffic or services. Access to the property will be on 88th Place and there will be an internal private road with a landscaped median. There will also be a gate for emergency access.

In order for a subdivision to move forward in Scottsdale, property owners must get the Development Review Board’s approval for the preliminary plat, which shows the approximate location of the street system; the approximate size and configuration of eat lot and tract; and other information the city may need to evaluate the subdivision.

Once approved, the owner will need the City Council to approve its final plat, which presents the subdivision is in accordance with the preliminary plat and shows the subdivision will meet all city codes and ordinances.
