Museum Square sees height restrictions officially lifted

Certain restrictions are rescinding for Scottsdale properties near and in the Museum Square project and the existing Gateway on Main Street Plaza condominium.

The Scottsdale City Council approved on consent two terminations and releases of covenants and restrictions at its Dec. 4 meeting. The agreements are with Arts District Group and Arts District Development I, as well as the Gateway at Main Street Plaza Scottsdale Condominium Association.

The Gateway at Main Street Plaza lands included are northeast of Goldwater Boulevard and the First Street alignment.

With the terminations, the Museum Square project can reach its planned 150 feet threshold since prior restrictions capped height at 60 feet.

The city set these restrictions in 2004 based on instructions in a development agreement for the Loloma properties. City staff say the restrictions were consistent with anticipated projects at the time.

Scottsdale terminated the original development agreement for the area in 2010 but the restrictions remained in place until the City Council ended them.

The City Council approved the Museum Square development agreement in October, which allowed for the mixed-use development project to move forward.

Plans call for a hotel tower and four residential buildings, three of which will be along the Goldwater Boulevard curve. These five towers all reach over 60 feet with the 190-room hotel being 150 feet and the residential towers reaching 149, 139, 135 and 75 feet.
