Queen Creek council approves final plats

At last night’s meeting, the Queen Creek Town Council approved the following final plats as part of its consent agenda:

Bungalows On Combs

Bungalows On Combs LLC was granted approval of a final plat to accommodate an 85 unit attached and detached single-family gated residential rental community located on Combs Road west of Gantzel Road.

The plat combines two parcels into one parcel. The project provides one point of access onto Gantzel Road and two points of access into the existing Phase 1.

Empire Pointe

Mattamy Arizona LLC was granted approval for the final plats of Empire Pointe Parcels 7, 8, 10 and 11, as well as the map of dedication for Signal Butte Road.

Signal Butte Road - 0 Lots (the map of dedication establishes the required Signal Butte Road right-of-way dedication) - 1.3 Acres

Parcel 7 - 58 Lots - 14.3 Acres

Parcel 8 - 75 Lots - 14.7 Acres

Parcel 10 - 56 Lots - 13.5 Acres

Parcel 11 - 57 Lots - 15.5 Acres

Total number of lots - 246 - 59.3 Acres

The final plats establish the local street and lot layout within the Empire Pointe subdivision. The map of dedication for Signal Butte Road dedicates the required half-street right-of-way width for Signal Butte Road. Access into the subdivision is provided from Gary Road, Empire Boulevard and Signal Butte Road.  Onsite and offsite roadway improvements will be constructed per the approved phasing plan.

Queen Creek Crossing

H&QC LLC received approval of a final plat for a five-lot commercial subdivision encompassing approximately 12.8 acres located at the southwest corner of Ellsworth Road and Fulton Parkway.

The Queen Creek Crossing subdivision has underlying C-2 PAD zoning, which is consistent with the general plan land use map. This project will have direct access from two driveways on Ellsworth Road and two driveways on Fulton Parkway. The projects’ remaining offsite improvements will be constructed with the onsite improvements.
