Queen Creek council approves 2 residential developments

The Queen Creek Town Council approved two final plats for residential development.

At its Sept. 21 meeting, council approved the final plat for Jorde Farms North Phase 2. The approval was requested by Shea Homes Limited Partnership.

Jorde Farms North Phase 2 consists of 176 lots situated on about 37.9 acres located at the southwest corner of Germann and Crismon roads.

According to a staff report, the Jorde Farms North subdivision consists of two phases with 401 total number of lots proposed at buildout. Jorde Farms North Phase 2 will provide one point of access onto Signal Butte Road and four points of access into Jorde Farms North Phase 1. Remaining offsite roadway improvements to Signal Butte Road will be constructed with the project.

The council also approved the condominium plat for Encanterra Casitas. The approval was requested by Encanterra Club Holdings LLC and the Club at Encanterra LLC.

In September 2021, the town council approved a final plat split to create two separate lots from a larger parcel of land and included the private driveway easements for access to the casita structures.

A staff report states that the condominium plat applies directly to the individual 45 units within 16 structures and establishes the property limits within each structure. The condominium plat is consistent with the September 2021 approved final plat.

The project is situated on about 5.52-acres and is located internal to the gated Encanterra Master Planned Community on the northeast corner of Encanterra Boulevard and Encanterra Drive, adjacent to the La Casa Club House, staff reports.

The 45 condominium units are distributed in 16 three-story buildings containing duplexes (three buildings) and triplexes (13 buildings).
