It’s not often a resident signs up to speak and thank a city council for approving a development application.
That’s what Paul Stears did June 25 after the Chandler City Council approved a consent agenda that included greenlighting rezoning and a development plan that are meant to create a few more infill homes.
Council approved rezoning about six acres of vacant land at the west end of the Tremaine Park development, against Arizona Avenue, one-half mile north of the northeast corner of Arizona Avenue and Elliot Road, plus a preliminary development plan.
The rezone is from what Chandler calls AG-1, or an agricultural district, to “AG1/Planned Area Development (PAD).”
“I thank you all for approving this, and I’d like to meet with the city manager to see if all of this 72-home neighborhood could get rezoned as PAD,” Sears told the Council. “It seems that with our status as ‘legal nonconforming,’ every time we want to make a change or do something with our properties, it’s a zoning roadblock.”
The Tremaine Park neighborhood, annexed into the city in 1988, are homes with larger front yards and backyards. It’s the only part of the city that lies north of the Western Canal, as it’s about halfway between Elliott and Guadalupe roads.
The changes were the subject of one of the more lengthy Planning and Zoning Commission hearings of the year on June 3. The commission added some new stipulations and voted 5-1 to recommend Council approve the rezoning and development plan, with commissioner Tracy DuCharme voting against the recommendation.
The six lots include four that are about 38,000 square feet and two that are less than 34,000. Setback length was one of the main items discussed at the planning meeting.
The lots will each be where a single-family home is built, in general conformance with the rest of the Tremaine Park appearance.
