Mixed-use development honored as one of best in commercial real estate

The Trailhead, a 40-acre mixed-use development at 83rd Avenue and Happy Valley Road, was awarded Retail Project of the Year by the Arizona chapter of NAIOP.

NAIOP was formerly known as National Association of Industrial and Office Parks.
 
The Trailhead joined winners in 36 categories as part of the “Best of NAIOP,” the commercial real estate development association’s version of the Oscars last month.
 
“The award validates our work in creating a truly iconic destination in the West Valley,” said Jim Pederson, founder and chairman of Pederson Group, the project’s developer. 

 
The Pederson Group, project architect Butler Design Group and contractor Campbell Development, broke ground on the $100-plus-million project last year. Named after the area’s trail system, The Trailhead will serve as the commercial crown jewel of the ruggedly beautiful and thriving Happy Valley Corridor, with more than 3,000 homes under development set to join the more than 56,000 households in the immediate surrounding area, according to a news release. 
 
Earlier this year, The Trailhead announced a bevy of restaurants and retailers, including Sparrow, a new concept by Sky Restaurant Concepts, offering an eclectic American menu and upscale craft cocktails opening late summer or early fall 2025; Jinya Ramen Bar, with its authentic, slow-cooked approach to ramen; and Crust Simply Italian, an east coast Italian eatery that specializes in pizza and Italian fare and whose speakeasy (The Raven) will be an awesome addition to the neighborhood with its classic and craft cocktails, the release said. Einstein Bros. Bagels and Robeks Fresh Juices and Smoothies, along with DIP Nail Bar, V’s Barbershop, Pac Dental, Eye Studio Peoria, AZ Vitality med-spa and HonorHealth medical offices are also part of the project’s diverse mix of retailers. 
 
“These tenants are a win for Peoria residents who have been clamoring for a quality dining experience and other services near their homes,” Pederson said.
 
When complete, The Trailhead will feature 140,000 square feet of retail space, anchored by a 63,000-square-foot Safeway, plus a 350-unit multifamily housing complex and a new church. Lush landscaping, a fountain and other amenities will make the development a central gathering place for residents and visitors, the release said. The development also will boast bike- and pedestrian-friendly paths that connect with surrounding neighborhoods and the Sunrise Mountain Preserve.
