A proposed 120-unit gated condominium development on about 13 acres at 95th and Olive avenues named Bella Olivia just got a little closer to approval.

The Peoria Planning and Zoning Commission recommended a general plan amendment from Low Density Residential to Medium-High Density Residential and a rezone of the La Jolla Groves and La Jolla Landings Planned Area Development to allow for multi-family residential, March 7.

Eight people spoke in opposition to the cases, but the commission voted 4-1 to forward a recommendation of approval to city council, who will make the final decision.

The site plan features a centralized amenity area, which is anticipated to feature a pool, covered playground, shade structures and barbecue areas, according to a staff report. Additionally, open space extends along the entire southern boundary of the project, proposed for a dog park, soccer, and shade structures.

Overall open space for the project is about 53 percent, the report stated.

The conceptual layout of the community includes 16, seven-plex buildings with various recreational amenities.

The intent is to create an “appropriate transitional buffer” between the diverse surrounding uses while provide a unique housing alternative for the city, the report stated.

Density Proposed: 8.76 dwelling units per acre

Proposed building height: 30 feet

Maximum lot coverage: 50 percent
