A development with three-, four- and five-plex attached single-residence lots is planned east of Ellsworth Road on the south side of Cadence Parkway in Mesa.
Preliminary design for the 6.96-acre development recently was discussed by the Mesa Design Review Board.
A site plan for the development shows nine three-plex, 12 four-plex and 12 five-plex buildings for a total of 135 lots, according to a Dec. 14 presentation to the board by Staff Planner Jennifer Gniffke.
“The elevations show two separate themes — there’s theme A and theme B. Theme A includes tile and standing seam roof materials, board and batten, decorative corbels, decorative shutters and faux chimneys, and it’s fairly similar for the three-plex, the four-plex and the five-plex. And the theme B includes tile and standing seam roof materials, shingles, decorative corbels, decorative shutters and Coronado stone, and again they are very similar for the three-plex, the four-plex and the five-plex,” she said.
Amy Weidman of Silver Fern Companies LLC is the applicant. Newport Home LLC is the owner.
The Annex at Cadence development is an 11.5-acre parcel along the west side of Cadence Parkway between the north and south roundabouts, according to a project narrative document.
“The development is designed as a community that provides a transition from the traditional single-family developments to the east and south, to the planned commercial developments to the north. The plan provides pedestrian connectivity within the community and into the other areas of Cadence,” it states. “The architecture of the structures within the development have been designed to create a varied and interesting community.”
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two citizens, according to the city’s website.
