A commercial center is planned north of Germann Road on the east side of Ellsworth Road in Mesa.
The Mesa Planning and Zoning Board recently voted unanimously in a consent agenda with other items to approve a preliminary plat for the Klusman-Legacy-Pecos Master Development on 10.58 acres. Absent from the meeting were Chair Jessica Sarkissian and board member Troy Peterson.
The property’s general plan designation allows employment and supportive commercial, Planner Cassidy Welch said during a study session before the Feb. 23 meeting.
“The zoning on the site is currently light industrial. The request before you today is for a preliminary plat to allow for a six-lot commercial center... It is currently vacant. This preliminary plat is in line with a previously approved site plan,” she said.
Jesse Macias of M3 Design LLC is the applicant. NEC E&G LLC and Ellsworth 92 LLC are the owners.
Retail shops, a restaurant and self-storage components are part of the Tech Center @ Ellsworth development, according to a written project narrative from Macias, president of M3 Design.
“Our intent and goal remains to provide a contemporary design theme that are reflective of both south Mesa and north Queen Creek regions with cobblestone anchoring the corner providing a quality design-base for subsequent phases that will be sustainable and provide city of Mesa a quality design precedent for future surrounding development,” it states. “We are very pleased to be making our site plan/design review resubmittal for the proposed [light industrial] zoned 9.75-acre Tech Center @ Ellsworth comprising of retail/restaurant/self-storage development to be located at the southeast corner of Ellsworth and Pecos.”
The seven-member Mesa Planning and Zoning Board conducts hearings and makes recommendations to council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters.
Members are appointed for staggered terms of three years, according to the city’s website.
