A large-scale commercial recreation center is to be constructed near Mesa Regal and Tower Point RV resorts east of Greenfield Road on the north side of Main Street in Mesa.
The preliminary design for the 6.8-acre development recently was discussed by the Mesa Design Review Board.
“The site plan shows the new 20,000-square-foot fitness center and the proposed 21 pickleball courts,” Staff Planner Jennifer Gniffke said during the board’s Dec. 14 meeting. “There’s an existing dog park along the west side of the site and that’s proposed to remain; and there is cross-access with the Mesa Regal and Tower Point RV parks located to the northwest and the northeast of this site.”
Katy James of Architectural Collaborative Team LLC is the applicant. Karno Norton S/Roland B Tr Etal is the owner.
The site is owned and managed by CAL-AM Properties, according to a project narrative from Architectural Collaborative Team.
“The site presently has a sales office building, a dog park located in the retention area and a lot that previously contained mobile home models. The plan is to construct a 20,974-square-foot fitness center and 21 pickleball courts,” it states. “The fitness center will contain a fitness room, a lobby with toilet rooms, three classrooms and three exercise rooms. The rest of the site will be 21 pickleball courts with adjacent hardscape, shade structures and landscaping with the existing dog park, access drives, sidewalks and both vehicle and golf cart parking. The retention areas will be updated, maintained and landscaped.”
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two citizens, according to the city’s website.

Random fact: Saw his first tornado on May 31, 2010, which was classified as an EF-2, as part of a stormchasing tour group.
Hobbies: He is an artist of welded-steel sculptures, selling his artwork at juried and non-juried art shows.
