A permit was recently approved to allow permanent outdoor display areas at a planned Ace Hardware in the Cadence subdivision in Mesa.
Cadence is an approximately 464-acre master-planned community located north of State Route 24, east of Ellsworth Road, south of Ray Road and west of Crismon Road.
The Mesa Board of Adjustment on Jan. 4 voted unanimously in a consent agenda with other items to approve the special use permit within the 9200 to 9400 blocks of East Cadence Parkway in a planned community district.
The site is currently undeveloped. The proposal was reviewed in November by the city’s planning and zoning and design review boards, Staff Planner Samantha Brannagan said at a study session prior to the meeting.
“It will include 8,000 (square feet) of the outdoor display area. It will have 156 parking spaces as well as 16 bicycle spaces and a 30-inch screen wall from Cadence Parkway,” she said.
The applicant is Gammage & Burnham Law. The owner is PPGN-Ellsworth LLLP.
The development consists of an approximately 24,000-square-foot Ace Hardware retail store with an attached 8,900-square-foot garden center and pickup area along the Cadence Parkway frontage, according to a written project narrative.
“The outdoor display area in front of the primary retail store entrance is planned to accommodate grills, patio furnishings, seasonal decor and other similar items typically offered by a hardware store. Moving further south, the outdoor display area adjacent to the garden center is planned to accommodate plants and gardening supplies to create a pleasant visual experience along the street,” it states.
The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
