Mesa teams with law firm to hold HOA classes during fall

Posted

The city of Mesa is partnering with a law firm to hold free classes to instruct residents on how to better understand homeowners’ associations and condominium requirements this fall.

The program, Resident’s Guide to HOA Classes: The ABCs of Enforcement for HOAs and Condos, is a partnership between Mesa and Mulcahy Law Firm. Interested residents can attend a monthly, hour-long free webinar to learn more about homeowners and condo associations.

The next class, held 11 a.m.-noon Aug. 19, covers mastering HOA and condo finances. According to Morgan Ronimus, team member at Mulcahy Law Firm, this August class will help residents and local HOA/condo board members manage budgets.

“August’s focus on ‘Mastering HOA/Condo Finances’ is all about giving board members the tools and understanding they need to set solid budgets for 2026, read financial statements, and make smart choices with reserves…exactly when these tasks are top of mind,” Ronimus said.

Ronimus said the law firm tries to take complex subjects regarding homeowner and condo associations to make them as understandable as possible.

“Our law firm closely follows what board members, residents and property managers have questions on and want to learn, so our topics evolve every year,” Ronimus said. “Our law firm does our very best to make complex subjects understandable.”

The Sept. 16 class covers legislative updates, insurance challenges and community safety. The Arizona legislative session finished June 27, and any new law signed will take effect on Sept. 26, according to Ronimus.

Ronimus said it is important for HOA and condo boards to be prepared and informed on new laws that take effect this September.

“Covering these changes right before or as they take effect allows boards to be immediately prepared and compliant,” Ronimus said. “Plus, insurance and safety continue to be big challenges for communities, so offering up-to-date insights in September keeps information current and relevant.”

The Oct. 21 class covers assessment navigation and large capital improvement projects. Ronimus said these topics often are dealt with by HOA or condo boards, and it often determine what projects can be funded or if assessments need to change.

“It’s a timely point in the year for boards to review options, weigh the pros and cons, and sharpen communication strategies before making long-term decisions,” Ronimus said.

The program has been around since 1996. According to Ronimus, it exists because of a need for straightforward information about how HOAs and condos associations work.

She said that it is important for residents to know how HOA and condo regulations, and the laws around them, play a role in protecting their home.

“When residents are familiar with the relevant laws and association rules, it helps promote fairness and harmony in the community, as misunderstandings and unintentional violations can be avoided,” Ronimus said. “This reduces conflicts between neighbors and between residents and the board, fostering a more positive living environment.”

For Ronimus, the most important thing people take away from the classes is a sense of confidence and empowerment for residents and HOA and condo board members.

“We want everyone to feel like they truly understand the basics: how things work, what their rights and responsibilities are, and how to find practical solutions to everyday challenges,” Ronimus said. “When board members and residents have good information, they’re better equipped to make decisions that keep their communities positive, welcoming, and running smoothly.”
