A special-use permit to allow a comprehensive sign plan for a Desert Medical Hospital office complex was recently approved by the Mesa Adjustment Board.

The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.

The variance was approved in a 5-0 vote Jan. 6 of a consent agenda with other items.

The medical office complex is in limited commercial and neighborhood commercial with planned area development zoning districts south of Southern Avenue on the west side of the 1400 to 1600 blocks of South Dobson Road, Staff Planner Kellie Rorex said in a said in a staff report document.

The owners are DSMB Properties LLC, Rouse and Aikman Investments, Discovery Health System and LHT Phoenix LLC. The applicant is Michael Donada of Signs Plus.

“The applicant is requesting a modification to their comprehensive sign plan to establish sign criteria and design standards for four medical office buildings and a parking garage within the Desert Medical Hospital complex,” Ms. Rorex said in the staff report.

The proposed modification includes 22 attached building signs including tenant signs, campus ID signs and a campus map, one monument sign, and 27 way-finding signs including attached address signs, detached directional signs and detached tenant signs, she said.

“Overall, the modification to the CSP is requesting one additional attached sign for two of the buildings — 1450 S. Dobson and 1500 S. Dobson; and a one-foot height increase for the monument sign that will be placed along Dobson Road,” Ms. Rorex said in the staff report.

Signs planned for the project in materials such as aluminum, acrylic, concrete and vinyl match the color, materials and architecture of the building, according to a justification and compatibility statement from Signs Plus.

“The added signage requested in our proposed comprehensive sign plan will help visitors locate their destination in an efficient manner, which will help with local traffic and be a service to the community rather than a disservice. In addition, the majority of proposed freestanding signage has been designed with the intent to direct internal traffic versus targeting outside traffic,” it states.
