An industrial building is to be constructed east of Horne on the north side of Baseline Road in Mesa.
A development incentive permit to allow for the development was approved by the Mesa Board of Adjustment in a 6-0 vote Feb. 2 of a consent agenda with other items, with Heath Reed absent.
The general plan character area for the property is employment, Staff Planner Kellie Rorex said during a study session prior to the meeting.
“The proposed office warehouse building complies with the employment character area. The site is zoned light industrial,” she said.
As part of the development incentive permit, the applicant is seeking to reduce landscape yards, the number of plants in the landscape yard and the foundation base; allow truck docks to face a street; and increase the building height from the 40 feet permitted in the light industrial district to a maximum of 42 feet.
The applicant is Brent Kleinman, an architect. The owner is AZ Baseline Industrial LP.
The development will be on three contiguous parcels combined and platted into one to form an infill lot of 3.67 acres, Kleinman said in a written project narrative.
“We believe the proposed development is consistent with the general plan for the area and the [light industrial] zoning. Our belief is the requested modifications do not allow for a more intense development than is seen in the surrounding neighborhood and is commensurate with the existing development in the immediate area,” he said. “The architectural elements, construction and landscape materials and other site improvements that we are proposing for this development meet the intent of the design standards of the ordinance.”
Mesa Board of Adjustment meetings are held at 5:30 p.m. the first Wednesday of the month at the City Council Chambers, 57 E. First St. The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.
