A four-lot industrial subdivision is planned on 10 acres west of the southwest corner of North Recker Road and East Longbow Parkway in Mesa.
The Mesa Planning and Zoning Board voted 4-0 April 23 to approve a preliminary plat for the development, Longbow Lot 2. Chair Benjamin Ayers and Boardmembers Jayson Carpenter and Chase Farnsworth were absent.
The vacant property is in the Falcon Field sub area, Planner Jennifer Merrill said during a study session prior to the meeting.
“The existing zoning for the site is light industrial with a planned development overlay, and industrial uses are permitted,” she said. “There are four proposed lots and the purpose of the preliminary plat is to allow some flexibility for potential developers.”
The applicant is Gary Stocke of Stocker Consulting. The owner is Dover Associates LLC.
Lot 2 of Longbow Business Park and Golf Club was originally platted in 2006 with 18.5 acres on the south side of Longbow Parkway. In 2018, the western 3.1 acres was split off and developed as a hotel, according to a written project narrative.
“In 2021 the eastern 3.3 acres was split off; the split parcel was subsequently amended to be 5.3 acres. This parcel has not been developed at this time. The remaining central portion of Lot 2 contains 10.1 acres and is known as Lot 2. The owner of this remaining 10.1-acre parcel desires to further divide this parcel into four lots, with the two outer lots being 3.37 acres each and the two middle lots being 1.68 acres each,” it states. “The purpose is to provide more flexibility for prospective buyers to purchase a lot or lots that would suit their proposed development. Any proposed development would go through the city’s site plan review process.
The seven-member Planning and Zoning Board conducts hearings and makes recommendations to the city council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years.
