Two industrial buildings of nearly 100,000 square feet are planned north of Pecos Road on the east side of Sossaman Road in Mesa.

The planned look and landscaping for Gateway Commerce Center III on 7 acres were approved in a 4-0 vote Oct. 17 by the Mesa Design Review Board. Chair Scott Thomas was absent.

The site plan shows two industrial buildings totaling approximately 97,114 square feet, Staff Planner Kwasi Abebrese said during the meeting.

“Vehicular access to the site is provided from Sossaman Road as well as Velocity Way,” he said. “The proposed development includes a truck dock and a loading area that will be located on the east side of the proposed buildings. And this loading area will be screened from the adjacent properties with landscaping.”

Dustin Chisum is the applicant. Phoenix-Mesa Gateway Airport Authority is the owner.

Wetta Ventures LLC is the prospective leasehold owner and developer of the approximate 7.53 acres of vacant land, according to a written project narrative.

“We plan on targeting users of approximately 10,000-20,000 square feet each. The property will have two buildings totaling approximately 97,000 square feet. These buildings are expected to have a clear height of 28 feet with a building height of 40 feet, the appropriate size truck courts and parking for the intended uses,” it states. “Landscape plans have been provided meeting (Mesa zoning ordinance) and Phoenix-Mesa Gateway Airport requirements, including increased landscape area, raised landscape area at public entrances.”

The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
