The Five Six development is to be constructed on the east side of the 100 block of North 56th Street and the west side of the 100 block of North 57th Street in Mesa.
A multiple-residence development with 32 three-story townhomes is planned west of Recker Road and north of Main Street in Mesa.
The Mesa Design Review Board on Sept. 10 discussed the look and landscaping for the 1-acre development called The Five Six.
It includes a centralized amenity space on the north side of the development, Staff Planner Charlotte Bridges said during the meeting.
“The site plans shows the construction of 32 three-story dwelling units. They’re in four separate groups of eight. Access is from 56th and 57th streets. There are a total of 68 parking spaces; that includes each having a double-car garage and then there are four visitor spaces and that meets the requirement for the required number of spaces which is 68,” she said.
Tim Boyle of Atmosphere Architects is the applicant. Johnstar LLC is the owner.

“All units will have attached two-car garages at the Mesa-required dimensions of 22 feet linear by 20 feet. Bicycle storage will typically take place in residents’ garages; however, additional parking will be centrally located,” it states. “Four visitor parking spaces are provided as required per code and are also centrally located. There is a perimeter walkway and a central open space with a ramada, splash pad and playground.”
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
