An RWC Building Supplies industrial development is to be constructed on 5 acres west of Signal Butte Road on the north side of Pecos Road under a plan to be decided by the Mesa City Council.
The Mesa Planning and Zoning Board on Aug. 28 voted 5-0 as part of a consent agenda with other items to recommend the council approve a major site plan modification and amend the conditions of approval for a previous case concerning the property. Vice Chair Jeff Pitcher and Boardmember Chase Farnsworth were not at the meeting.
The site is vacant. The property is zoned light industrial and the wholesale use is a permitted use, Planner Jennifer Merrill said during a study session prior to the meeting.
“The site plan shows a 40,000-square-foot warehouse with a 2,400-square-foot office/showroom in the front. There is a gated rear storage yard because outdoor storage is permitted in the rear half of the LI district. There is also a 15,000-square-foot storage canopy at the rear end of the lot. Access to the site is from Pecos Road and 222nd Street,” she said.
“Something that is unique about this site is that there are standard parking spaces and there are also some extended — some longer — parking spaces provided. And that is because the customers will often bring their trailers and they’ll purchase items that need to be hauled away in trailers,” Merrill said.

RWC Building Products was started in 1958 in Phoenix and is a wholesaler providing residential and commercial roofing, stucco, flooring and hardscape materials to contractors, builders and homeowners, according to a written project narrative.
The building is to be a pre-engineered steel structure with concrete tilt panels and a separate showroom for customers.
“The proposed use is for a wholesale showroom/office and warehouse of 42,400 square feet with an additional covered canopy area of 15,000 square feet. All loading/unloading operations are contained within a fenced yard with architectural (concrete masonry unit) walls,” the narrative states.
The seven-member Planning and Zoning Board conducts hearings and make recommendations to the city council on requests for changes in zoning and on required site plans. It also considers and recommends changes in the city’s long-range plans and in the municipal code concerning planning and zoning matters. Members are appointed for staggered terms of three years.
