Design reviewed for planned Mesa Komatsu facility

The Mesa Design Review Board recently discussed the look and landscaping for a Komatsu sales and service facility to be constructed on 22 acres on the south side of Pecos Road and west side of Crismon Road.

The industrial development was discussed at the board’s Oct. 8 meeting. Board Chair Dane Astle was absent.

A 237,860-square-foot building with a height ranging from 20 feet to 65 feet is planned, Staff Planner Kwasi Abebrese said during the meeting.

“The site is currently vacant with an existing irrigation well head at the northeast corner of the site,” he said. “The building includes a truck dock and a loading area on the west side as well as an outdoor storage yard that will be confined to the rear one-half of the lot. The loading and outdoor storage areas will be screened with a 8-foot-tall wall from public view.”

Jeff Ducay of Cawley Architects is the applicant. Sunbelt Mesa Ellsworth LP is the owner.

The development is part of a vacant 100-ace parcel near Phoenix-Mesa Gateway Airport, David W. Fulk of Cawley Architects wrote in a project narrative.

“Functions within the buildings conform to the light-industrial zoning criteria. The various functions have been laid out in four different blocks, namely the administration offices, the shop and warehouse, the employee amenity, and the weld and machine shop. The different blocks have been defined by varied building massing and parapet heights, building materials and architectural elements to bring variety and interest to the long building facade,” it states.

The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
