A permit request for additional detached structures at this northeast Chandler residence was greenlighted by the Chandler Planning and Zoning Commission at its Wednesday, March 19 meeting.
The Chandler Planning and Zoning Commission approved both of the action items on its agenda at its Wednesday, March 19 meeting.
One action item is a rezoning request from SF-8.5 to SF-8.5/PAD, or planned-area development. The owner teaches music on-site and wants permitting for additional small structures on the lot.
Chandler’s code states SF-8.5 is a district that “is intended to promote and preserve urban single-family residential developments as provided for in the Chandler General Plan. The principal land use is single-family dwellings with customary accessory buildings and uses. By use permit, certain compatible nonresidential uses may be permitted.”
A staff report states that single-family residential has been, and will continue to be, the primary use on the subject property.
“The service provided by the applicant is ancillary to the primary use therefore does not require any special use privileges,” the report states. “The issue prompting this rezoning request is related to the number of structures and their setbacks.”
The home in the 600 block of East Carla Vista Drive, located near Hamilton Avenue and near Chandler Boulevard, already has several small structures and sheds on-site. Some structures would be removed and replaced by either a clubhouse or by sheds.
The board, by unanimously approving its consent agenda, recommends the Chandler City Council grant final approval of the rezoning request.
The other action item on Wednesday’s consent agenda was a recommendation of a use permit approval for St. Amand Kitchen & Cocktails, located at 3990 S. Alma School Road, no. 3, located on the northwest corner of Alma School and Ocotillo roads.
The use permit is for live indoor entertainment and outdoor speakers for ambient music.
A study session, also with those two action items on the agenda, was held just before the Commission’s regular meeting.
