The Healthcare Real Estate Services team at Kidder Mathews’ commercial real estate Phoenix office has surpassed a midyear milestone in 2025, closing nearly $100 million in medical office sales and completing 100 lease and sale transactions across the region.
Two of the team’s larger transactions this year took place in Avondale, where the group completed:
The sale of Rancho Santa Fe Medical Plaza: 29,017 square feet of new construction, sold for $16.3 million as a triple-net investment
Selling about 4.59 acres at the southwest corner of 107th Avenue and McDowell Road for $2.8 million for strategic development

The Healthcare Real Estate Services team at Kidder Mathews’ commercial real estate Phoenix office has surpassed a midyear milestone in 2025, closing nearly $100 million in medical office sales and completing 100 lease and sale transactions across the region.
Two of the team’s larger transactions this year took place in Avondale, where the group completed:

“Nearly all of our clients understand the demand is out there and are open to creative joint venture structures,” said Perry Gabuzzi, executive vice president. “We’re communicating with all the municipalities and have great sites from Buckeye to Queen Creek.”
According to the organization, these projects represent a continued investment in the West Valley’s healthcare infrastructure and illustrate the region’s importance in the team’s portfolio.
“Medical office continues to show remarkable resilience, even in the face of construction challenges and capital market uncertainty,” said Michael Dupuy, executive vice president. “These results are a testament to the strength of the sector amid some macro headwinds which are generally unfavorable to commercial real estate.”
Other 2025 highlights for the Phoenix-based team include:
A four-building portfolio totaling 200,300 square feet on Bell Road in Phoenix, sold for $50 million
Baseline Medical Plaza in Gilbert, 39,315 square feet, sold for $11.9 million
La Cholla Medical Center in Tucson, 67,731 square feet, sold for $13.5 million
