Chandler’s housing market showed a noticeable slowdown in August, particularly on the demand side, according to market data from Phoenix Realtors.
Pending sales fell nearly 44% compared with August 2025, while closed sales were down 12.8%.
Sammy Glassman, board president of Phoenix Realtors, said that at the same time, new listings dropped almost 22%.
“This helped keep inventory relatively tight at just 2.8 months of supply," Glassman said.
Sale prices also softened, she said, with the median sales price down 5.7% to $548,000 and the average sales price down 9.9%.
While these drops don’t necessarily put homes within realistic reach of a different type of buyer, they’re still drops that haven’t happened often in the past 10 years.
Glassman also said homes are taking a little longer to sell, averaging 63 days on the market.
“Buyers have more time and negotiating room than they did in the highly competitive markets of recent years,” Glassman said.
She said sellers and agents are working together to start with realistic starting asking prices.
“What’s interesting is that sellers are still receiving an average of 98.4% of their asking price — slightly higher than a year ago,” Glassman said.
Glassman said sellers can plan with confidence when they can accurately predict what their homes will sell for.
“That tells us well-priced homes are still selling close to list price,” she said.
Glassman said Chandler remains a desirable market, but today’s buyers are more selective and price-sensitive.
Pre-qualification means buyers know exactly when they need and can afford.
“For sellers, pricing correctly from the beginning and presenting the home well are increasingly important,” she said.
