Gilbert's housing market showed signs of cooling in September as pending home sales dropped sharply and inventory climbed, giving prospective buyers more options even as prices continued to rise.
Pending sales of single-family homes fell 45.9% compared with September 2025, according to Phoenix Realtors, suggesting a slowdown in buyer activity that could affect completed transactions in the coming months.
At the same time, the number of homes available for sale increased 24.3% year over year, while the median sales price rose 2.5% to $584,343.
