Developer Porter Kyle broke ground in mid-April on “The Wayne,” a $60 million townhomes-for-rent build in north Chandler, according to a news release.
The 100-unit community is one of the only build-to-rent townhome developments in Chandler, the release claims, and is expected to help meet increased market demand for housing.
The project, located at 1535 N. Dobson Road., is Porter Kyle’s eighth BTR townhome community and is the firm’s second project in Chandler, the release states.
Porter Kyle, in the release, describes city of Chandler rezoning standards as “challenging,” and states that about 95% of the city’s land is already built out or planned for development.
Additional positive market factors for The Wayne include, the release states, “favorable rent growth projections in the coming years, a wide delta between renting versus owning, and limited competition.”
There’s no like-kind townhome BTR product within nearly 10 miles, the firm claims.
Construction of The Wayne is expected to span 20 months with the first units slated to be delivered in spring of 2026.
The infill site is located along the east side of Dobson Road, slightly south of Warner Road and north of Andersen Junior High School.
The community will feature one-, two- and three-bedroom rental townhomes with two-car, direct-access garages and private backyards.
Amenities will include coworking spaces, private offices, a swimming pool, an outdoor kitchen and a dog park.
The release states there’s a shortage of such new housing in Chandler and the surrounding Easy Valley submarkets.
“New construction deliveries will fall more than 60% in 2026 and even further in 2027 across Metro Phoenix,” Taylor Shultz, a partner at Porter Kyle, stated in the release. “We currently have three BTR townhome developments totaling roughly $150 million in the entitlement pipeline in Phoenix’s East and Southeast valleys. We are encouraged by the fact that absorption of BTR product over the past 12 months in the Phoenix market has never been stronger.”
