The first component of a new master-planned development named Legacy Point that will cover two cities and nearly 350 acres launched April 12.
VanTrust Real Estate broke ground on Phase I of the 150-acre Peoria Logistics Park, which will consist of up to eight buildings. The project represents the largest Class A industrial park to be developed in the Peoria submarket, according to a news release.
It is located two miles east of Loop 101 at the northeast corner of Northern
and 75th avenues, and is seeking Class A industrial space ranging from 100,000 to 600,000+ square feet.
“Peoria Logistics Park will have a tremendous impact on our community’s long-term prosperity by bringing new industries and jobs to support our skilled workforce and fast-growing population,” Peoria Mayor Cathy Carlat said. “Peoria has worked strategically and persistently to attract accomplished partners like VanTrust to our city, and I am thrilled to see this project come to life.”
The first phase features a 157,000-square-foot distribution center for a Fortune 500 company, which is expected to open in early 2023. The 17.5-acre site will feature a modern industrial warehouse with the ability to accommodate future expansion.
Long-time West Valley agricultural presence Rovey Family Farms began the entitlement process of Legacy Point last year.
The complex project including residential, mixed use, commercial, industrial and business uses is going through the permitting process in the cities of Peoria and Glendale.
It will take time to develop these parcels, so while this is happening, the dairy and agricultural operations of Rovey Farms will continue on the property until the project has been fully developed.
“With the massive amount of expansion in the West Valley, Peoria Logistics Park is now considered an infill location, offering industrial users a central location to reach their customers Valley-wide,” said Jenna Borcherding, director of development at VanTrust. “In commencing construction on Phase I of Peoria Logistics Park, it has taken a lot of collaboration and partnership with multiple stakeholders to get to where we are today. Industrial demand is robust, so offering a wide array of building sizes and configurations to meet the needs of today’s users has given us a competitive edge in the market.”
Peoria Planning Director Chris Jacques said the next steps in the initiation and build-out of this master plan is the review and approval of individual site plans for the commercial and residential parcels.
On the residential side, the city is in review of a preliminary plat application filed by Shea Homes for the subdivision of 80.51 acres into 317 detached, single-family residential lots with typical lot sizes ranging between 5,527 square feet and 6,899 square feet. This preliminary plat represents phases 1 and 2 of the residential component and is generally located south of the overhead powerline corridor along 79th Avenue at Northern Avenue, Jacques said.
“A preliminary plat is an administrative process that seeks to ensure the subdivision meets all relevant codes, including the newly adopted Legacy Place PAD. Once preliminary plat approval is obtained, the developer will apply for final plat and site construction plans,” he said.
