Black Mountain Marketplace, a new 13-acre commercial development, is beginning to take shape on the southeast corner of Cave Creek Road and Carefree Highway.
Black Mountain Marketplace will offer a mix of retail stores and restaurants to serve both residents and visitors. Several tenants are currently negotiating to join the development, which is expected to enhance Cave Creek’s sales tax base and economic vitality.
While the development awaits retailers, the project is compliant with Cave Creek’s Zoning Ordinance and all requirements for parking, building setbacks, outdoor lighting, and landscaping.
Environmental stewardship remains a priority, with native plants — including cacti and trees — carefully salvaged for future site use under thorough Town inspection. The developer has prepared a Native Plant Inventory and a Salvage Plan with a licensed professional, ensuring all regulatory steps, permits, and expert oversight are followed throughout the process.
Extra trees and cacti were found to be salvageable and preserved, while remaining material was addressed per Town requirements and documented reports.
In collaboration with the Town, the developer has adhered to all codes and ordinances. Notably, several acres of residential-zoned property on Black Mountain were acquired and preserved as open space to satisfy zoning requirements, safeguarding Cave Creek’s unique landscape and view corridors through a Transfer of Density.
