Mesa City Council approves request for Walmart gas station

The Mesa City Council voted 7-0 to approve a site plan modification that will allow for a gas station to be built near a Walmart Supercenter during their Jan. 13 meeting.

According to council documents, the request will allow for a 1,556-square-foot service station building and a 4,773-square-foot fuel canopy on the northern side of the Walmart’s parking area. The fuel canopy, located adjacent to Southern Avenue, will contain eight pumps and will make use of the 837 parking spaces already provided by the Walmart Supercenter at 6131 E. Southern Ave.

The request is for a site plan review and special use permit to allow for the service station to be built. Property owners within 1,000 feet of the area were notified, and staff received several comments from neighboring property owners expressing concerns over the possibility of increased traffic, more crime, more noise at night, decreased property values and more.

Property owners also expressed concerns about light from signs for the gas station spilling over into neighboring properties.

According to council documents, the applicant for the site plan said the light fixtures in the parking lot will meet local city codes and have minimal light spill onto neighboring properties to protect the night sky. For property owners worried about noise, council documents said the applicant clarified that there is an existing screen wall and landscaping along the front of the site that will mitigate noise.
