Home community planned for Dixileta Road in north Peoria

12 lots planned for 5-acre project

Posted

A small home community called Haciendas 5 is planned near 135th Avenue and the Dixileta Road alignment in north Peoria.

Ty Wilson, of Hilgart Wilson LLC, on behalf of Silver Sky Properties LLC - Pensco Trust Company, has requested to rezone about five acres from the suburban ranch zoning district to Haciendas 5 Planned Area Development to allow for 12 lots of detached single-family homes.

About 1.5 acres of the 5-acre project is open space.

Planning Manager Lorie Dever said strategic planning of the project, theming and uniform design standards will result in Haciendas 5 mirroring the proposed development of Haciendas at White Peak to the east.

There are no design standards that are inconsistent with Haciendas, she said.

“Think of it as phase 2 of Haciendas, if you will,” Dever said.

The Peoria Planning and Zoning Commission recommended the project to the city council, July 20. The council is expected to consider the project at an upcoming meeting.

The minimum lot size for the development is 8,000 square feet, which results in a density of about 2.4 dwelling units per acre, according to a staff report. The proposed maximum building height of the development is 30 feet which is consistent with single-family districts citywide, the document said.
