Preliminary design for Countryside Modern apartments recently was discussed by the Mesa Design Review Board. A total of 40 units are planned in five two-story buildings east of Lindsay Road on the south side of Southern Avenue.
The 2.4-acre development is across from Countryside Park. Access will be from 32nd Street, Staff Planner Lesley Davis said during the Jan. 11 board meeting.
“They’re including a dog park, a pool area and playground with shade and seating,” she said.
Materials include stucco, metal siding and synthetic-wood decking. Plants for landscaping include Texas mountain laurel, thornless hybrid mesquite, purple leaf plum and heritage live oak, according to city documents.
Renderings showing large numbers will need to go before the city’s board of adjustment for approval, Davis said.
Tim Boyle of Tim Boyle Design is the applicant. Nourelhouda LLC is the owner.
The landscape architecture includes a variety of lush colors of trees and flowers, a private open space yard for each unit and a dog park to complement Countryside Park to the north, according to a written project narrative.
“Landscape architecture includes many native and adapted species of plants that encourage biodiversity. The on-site amenity space is appropriately sized plus there is a large park directly across Southern, adding to views and open space,” it states.
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two citizens, according to the city’s website.

Hobbies: He is an artist of welded-steel sculptures, selling his artwork at juried and non-juried art shows.
