Commercial center to be added to Cannon Beach in Mesa

The preliminary design for Phase 2 of the 40-acre Cannon Beach mixed-use commercial center at the southeast corner of Power and Warner roads recently was discussed by the Mesa Design Review Board.

The new commercial and retail piece will be on six parcels totaling 6.7 acres, according to a Dec. 14 presentation to the board by Staff Planner Sean Pesek.

“So the site plan, we’re looking at two commercial pad buildings on the north and south end totaling approximately 4,000 square feet of gross floor area and four retail buildings totaling 34,000 square feet in gross floor area,” he said. “So this is an increase in building square footage from 23,200 square feet to 38,691 square feet.”

The design guidelines for Cannon Beach call for a coastal contemporary architectural style, Pesek said.

Sean Lake of Pew & Lake PLC is the applicant. Power 40 LLC is the owner.

“Proposed are shops and commercial pads that make up a high-quality Phase 2 of Cannon Beach,” Lake said in a project narrative document. “The building layout, architectural design and landscaping unite to establish a prominent entry and frontage along the Power Road and Warner Road corridors and evoke the themes and quality expected for a regional destination. Project plans are consistent and harmonious with the planned intent for the approved Cannon Beach development plan and will make the site attractive to businesses seeking to locate in the city of Mesa.”

Revel Surf anchors the development with a 3.3-acre surf lagoon with Swell MFG’s Traveling Surf Technology and Unit Surf Pool’s Stationary Rapid Surf Technology. Cannon Beach is to open in May, according to a release from early 2021.

The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two citizens, according to the city’s website.
