Height exception approved for 4-story hotel at Crismon, Baseline in Mesa

A special use permit to allow a height exception for Candlewood Suites at Crismon Commons in an airfield overlay district was approved recently by the Mesa Board of Adjustment.

The seven-member board conducts public meetings to hear and decide requests for variances, special-use permits and interpretations of the city of Mesa zoning ordinance and sign code. Members are appointed for staggered terms of three years, according to the city’s website.

The permit was approved in a 6-0 vote July 6 of a consent agenda with other items. Board member Chris Jones was absent.

The hotel is to be constructed north of East Baseline Road on the west side of South Crismon Road in a limited commercial zone with a planned area development overlay district.

The four-story hotel of 56,473 square feet is within a mixed-use development including restaurants, an office and multifamily housing, Staff Planner Lesley Davis said at a study session prior to the meeting.

“The maximum height that they are proposing is 57 feet. Access to the site is from Crismon Road,” she said. “This is about 5 miles from the airport but because it’s in the airfield overlay district we have to take a look at each one of these and request special use permits to make sure that it’s not in conflict with anything for the airport.”

The planned area development approved base height is 51 feet, but the special use permit seeks to allow architectural features up to 57 feet, she said.

The applicant is Reese L. Anderson of Pew and Lake PLC. The owner is Landed Properties AZ LLC et al.

The proposed Candlewood Suites hotel is on approximately 1.9 acres within the approximately 10.7 net acre Crismon Commons site, according to a written project narrative.

“If approved, this hotel design will be allowed to include architectural embellishments above the approved building height of 51 feet, which is the base height allowed under the [planned area development] zoning,” it states. “This building design will improve the aesthetic value of the 108-room Candlewood Suites Hotel and meet the required findings for a special use permit.”
