A 63-acre industrial park is planned north of Germann Road and east of Ellsworth Road in Mesa.
The landscaping and look of the 907,138-square-foot Brickyards on Ellsworth development were discussed at the March 14 meeting of the Mesa Design Review Board.
The vacant property is zoned light industrial with a planned area development overlay, Staff Planner Cassidy Welch said at the board meeting.
“So the site plan is for eight industrial buildings ranging from approximately 35,000 to 300,000 square feet. The site will be accessed primarily from Willis Road with a shared access from the commercial site off of Ellsworth and all of the truck docks are located in the rear of the buildings in an internal truck-dock court,” she said.
The landscape plan includes a variety of trees and shrubs including chitalpa, red push pistache, mesquite, elm, live oak and mulga, Welch said.
Dale Couture of Ware Malcomb is the applicant. NEC E&G LLC is the owner.
The master-planned business park will have employment, manufacturing and technology as the primary uses. Other employment uses will be secondary uses, Couture said in a written project narrative.
“The mix of building options and build-to-suit configurations are designed to make this site fit for the variety of employment uses that Mesa desires to locate and retain in the Gateway district,” it states. “(P)reliminary site plans designed like this submittal can attract major tenants/companies and make this site attractive in the competitive environment of Metro-Phoenix and broader Sun Corridor.”
The all-volunteer Mesa Design Review Board is unique in that its composition is set by the zoning ordinance to include two architects; two from other design professions such as landscape architecture, engineering, urban planning, interior design or other design-related background; one contractor or developer; and two residents, according to the city’s website.
