Arizona Water Co. has applied to rezone 6.91 acres near the northeast corner of Southern Avenue and Delaware Drive for expansion of its operations center.
The rezoning is to be considered at the Tuesday, Feb. 4, meeting of the Apache Junction City Council. The meeting begins at 7 p.m. in the City Council Chambers, 300 E. Superstition Blvd.
“This project is a proposed addition to and expansion of an existing (Arizona Water Co.) Operations Center,” Nicholas Maxwell, project manager of the applicant, Coe and Van Loo Consultants, said in a letter to surrounding neighbors. “The project site is comprised of three parcels of land totaling approximately 6.91 acres.”
The developed portion of the site has been used by Arizona Water Co. as an operations center since 1993, Kelsey Schattnik, city planner, said in a memo to the Apache Junction Planning and Zoning Commission.
“Over the past few years, Arizona Water Co. purchased the two adjacent, contiguous parcels to provide room for the expansion of their operations facility,” she said.
The water utility is seeking to rezone 6.91 acres zoned general commercial, general commercial/planned development and medium/high density, single-family detached residential to public institutional by planned development to process a lot combination of three parcels into one, she said.
“Over the next two years, additional improvements that will be made to the property will include constructing additional office space, warehouse, storage facilities and parking, which will be located behind the existing office building on an enclosed, fenced lot,” Ms. Schattnik said.
Neighborhood-meeting notification letters were sent from the applicant to all property owners within a 300-foot radius of the subject site, according to a city planning staff report document.
“The applicant also sent additional notices to residents who had previously provided their contact information. On Dec. 5, 2019, the applicant held a formal neighborhood meeting and a total of 19 people attended. The questions and comments received were primarily related to safety, traffic circulation and overall aesthetics of the site,” the document states.
