Zoning regulations of density in Paradise Valley explained

Low density predominant land use allocation but not the only

Paradise Valley is a predominantly low-density community, which citizens greatly value along with open space; however, there are some exceptions.

In Paradise Valley, low density residential, or R43 zoning, is considered to be one acre per single-family house. An acre is 43,560 square feet. This is the majority of Paradise Valley’s land use allocation at 65.6%.

The town’s general plan states the minimum lot size is one acre per house, but it also includes very low and medium density land use categories. These are each about 2% of the town’s total planning area.
