Selling your Arizona home online requires attention to detail

Listings with high-quality photos, videos can entice potential buyers from all over

Now more than ever, individuals are turning to online platforms to scope out potential properties. Many young buyers say they prefer to stay in the comfort of their homes scrolling online platforms to help them decide what type of house they want and what neighborhoods they can afford.

Due to this shift, making online listings stand out is more important than ever. Sellers need to break through the hundreds of competitor listings by showcasing the unique elements of their homes and creating a listing that helps buyers envision their life in the space. Here are some ways they achieve that goal:

Emphasize buyers’ most-wanted features

Recent buyers have chosen homes with hardwood flooring, walk-in pantries, patios and expansive laundry rooms in a house. Promoting these elements on a listing can capture buyers’ attention quickly.

One way a seller can do this is by incorporating multiple high-quality, high-resolution photos of sought-after features in their home on the listing.

In addition, many online platforms, like Dealty, have filters allowing buyers to find homes with their non-negotiables. Ensuring you have every detail of your home documented on a listing can help promote your home to more buyers.

Sellers also should be aware of what buyers are looking for in their specific market. In Arizona, marketing your pool and outdoor living spaces or upstairs and downstairs A/C units are important, but that may not be as important in other states.

Marketing can increase a home’s value

Having a well-thought-out listing can increase the visibility needed for a home. For example, if a seller curates high-resolution photos and descriptions, it will encourage more individuals to take a virtual tour. This increased interest can result in multiple offers or even a bidding war, allowing a seller to accept an over-asking price offer.

In addition, highly detailed marketing can help more individuals visualize the listing as their forever home, motivating buyers to submit a higher offer. For example, if you take photos of a large backyard and a swing set, buyers may see more potential in the home and visualize their family there, creating an emotional attachment. If you have a large outdoor bar, a young couple may see that as the perfect space to entertain family and friends.

How online platforms have influenced the real estate market

Online platforms can significantly impact the real estate market because they have a wide reach, with listings available to thousands of potential buyers in Arizona and beyond. Buyers anywhere can look at virtual listings and decide if they want to travel and tour the home in person or make an offer based on what they’ve seen online. If your online listing doesn’t sell them, they may not visit the property to take an in-person tour.

Online platforms also have created convenience within the real estate market. Those who work full-time jobs and can’t make it on a tour have 24/7 access to an online listing and can view a home after hours. If a seller’s listing isn’t fully completed with beautiful photography and videography, a busy buyer may pass it up, resulting in the seller missing an offer.

While some buyers still rely on traditional tours, many are increasingly drawn to online platforms. Ensuring you take the time to develop your online listing with the utmost care can create more traction and offers, putting money back in your pocket. If you aren’t sure where to start, a real estate expert can help you.
