Sale closes on Glendale land targeted for new apartments

A new 324-unit apartment complex is coming to Glendale.

Scottsdale-based developer Empire Group of Companies announced Friday the closing on the sale of 18.61 acres to The Garrett Companies for approximately $7.8 million. Garrett has plans to build a two- to four-story apartment complex that will include 324 apartment units across 17 buildings. The parcel is located at the southwest corner of 99th and Northern Avenues in Glendale, just a couple blocks west of Westgate and right across the street from Park West in Peoria.

The two parcels totaling 36.52 acres sold for approximately $15 million this past June.

The property is currently vacant and undeveloped.

Empire Group originally purchased six adjacent parcels in total and still owns three that are available for sale. The remaining parcels are situated in a growing area of Glendale with access to the Loop 101.

“The growth in the West Valley and more specifically in Glendale is significant,” Richard Felker, founding partner at Empire Group of Companies, shared in a statement. “Businesses continue to move into the area and demand for housing, rental properties and commercial is expected to remain strong.”

The transaction of lot six sold to The Garrett Companies was handled by Will French and Don Arones of Cushman & Wakefield.
