Rental prices in the East Valley decrease; West Valley increases

A new Zumper report shows that while East Valley cities have seen a sharp decrease in rent prices, the West Valley has experienced the opposite.

The report’s author, Crystal Chen, weighs in on some of the trends and the impacts of the entire Valley. Chen says that this likely has to do with the increase in buildings in Tempe, making new apartments more accessible to renters.

“The amount of new apartment supply delivered across the Valley over the past couple of years is likely the biggest contributor to broad-based rent relief. In our own internal listings database, Phoenix, for example, saw listings grow by over 25% when comparing June 2023 to June 2026.”
