Houses continue to fill the desert north of the intersection of 163rd and Grand avenues in Surprise, but the next batch of development will not fill a gap, instead creating one.
There is a strategic reason for this. Marisol Ranch eventually will cover about 683 acres at the northeast corner of the city, east of 163rd Avenue and south of the future expansion of Dove Valley Road.
As part of the development agreement, whatever developer eventually builds this community will improve three lanes of 163rd Avenue all the way to the Surprise boundary.
