Glendale’s rising home sale prices buck Valley trend

The average June sale price of single-family real estate in Glendale was $512,404 , an increase of 4.3% over the same month one year ago.

That number stands out to one local real estate expert, perhaps more that the 236 closed home sales in the city — a 2.2% increase — and the 151 pending sales in Glendale as the month ended — a 26% decrease from June 2025.

Sammy Glassman, board president of Phoenix REALTORS, stated in an email that Glendale’s increase in average sales price is notable because many Valley cities have seen either flat or modest price growth this year as buyers are more price-conscious.
