Verde Investments Inc. has filed its formal zoning application with Mesa to redevelop the Fiesta Mall site near Southern Avenue and Alma School Road.
The application for Fiesta Redefined was filed Oct. 16, and demolition of the 80-acre site is about two-thirds complete, according to a release. Community outreach is underway with residents, the business community and the city to build support for the redevelopment, the release stated.
Verde’s application seeks to shift the site’s zoning from Limited Commercial designation to Infill District-2.

Verde’s application seeks to shift the site’s zoning from Limited Commercial designation to Infill District-2.
Verde Investments officials said the new zoning “would remain consistent with the Mesa 2040 General Plan while offering Verde and the city maximum flexibility as the redevelopment process evolves.”
Verde spokesman David Leibowitz said the developer plans to change the property “from a sea of concrete into a live-work-play community.”
The goal is to have “a walkable, bike-friendly, outdoor mixed-use environment teeming with open space,” he said.
The redeveloped Fiesta property, which comprises nine parcels, could include up to 4,000 new apartments and homes, plus up to 1.85 million square feet of retail and commercial space, according to the release. Fiesta Redefined will include more than a half-million square feet of open space.
