PHOENIX — Demolition of the last of 16 buildings is nearly complete at the former Motorola manufacturing site at 52nd Street and McDowell Road in Phoenix, marking another milestone as Baker Development Corp. continues its transformation of the former semiconductor facility.

Baker is redeveloping the 62 acres into the AZUL Campus. AZUL is expected to attract corporate headquarters, advanced manufacturing campus, technology park and quantum computing users.

PHOENIX — Demolition of the last of 16 buildings is nearly complete at the former Motorola manufacturing site at 52nd Street and McDowell Road in Phoenix, marking another milestone as Baker Development Corp. continues its transformation of the former semiconductor facility.

Baker is in discussions with several technology companies. The site will be shovel-ready in the second quarter of 2026, the company states.

“By bringing TSMC to Phoenix, Phoenix has established itself a world-class technology city. With this site’s location, proximity to Sky Harbor, Loop 202, downtown and ASU, this site checks every single box necessary to attract a world-class company,” stated Daniel J. Slack, president and COO of Baker Development, in a news release.

The former semiconductor facility was first listed by the federal government as a Superfund site in the 1980s. During the past 40-plus years, the site became largely vacant posing a challenge for the city and the community. With the vestiges of the old Motorola site now gone, the transformation for its next life begins.

“Our expertise is redeveloping environmentally challenged sites. That allowed us to work closely with our neighbors, the city of Phoenix, Maricopa County, the Arizona Department of Environmental Quality, SRP and the USEPA to transform and revitalize this underutilized site. We are grateful for the cooperation and support,” Slack stated.

As part of the development, Baker is upgrading the groundwater filtration system that removes contaminants from approximately 6 million gallons of ground water a year and restores the filtered water to the canal system.

Baker Development first became involved in the former Motorola campus in 2021 when it purchased 28 acres and then the remaining 44 acres in 2022. Based in Scottsdale, Baker Development has a portfolio of developments, from high-end, high-rise apartments to large-scale industrial buildings, office and retail.
