Construction on $120M mixed-use development begins in East Valley town

Construction is set to begin Thursday on The Switchyard, a $120 million multiuse project on the northeast corner of Ellsworth Loop and Ocotillo Road.

The first phase of construction will continue through February 2026 and is expected to impact surrounding businesses, plus access to the Queen Creek Library, 21802 S. Ellsworth Road.

Construction on $120M mixed-use development begins in East Valley town

Construction is set to begin Thursday on The Switchyard, a $120 million multiuse project on the northeast corner of Ellsworth Loop and Ocotillo Road.

The first phase of construction will continue through February 2026 and is expected to impact surrounding businesses, plus access to the Queen Creek Library, 21802 S. Ellsworth Road.

According to the town, impacts during Phase 1 of construction include:

  • No access to the library from Ellsworth Loop
  • Temporary relocation of ADA-accessible parking at the library to the north side of the building
  • Elimination of the drive-thru book drop at the library. A walk-up book drop will be available on the south side of the library.

Access from Ellsworth Road will remain open throughout construction.

The Switchyard encompasses 10 acres with 54,000 square feet of restaurant, retail and office space, plus a 215-residence luxury apartment community. It is located on land formerly owned by the town.

The residential portion of the project is in the design phase, and construction is expected to begin within the year, according to developer Creation.

At completion, there will be seven buildings on the site — four single-story buildings with office, retail and restaurant space and three four-story buildings that will house the 215 apartment units along with office space.
