Cleaning up a problem property in Sun City

AM/PM owner took hard stand

Navi Sangha knew what he was getting into when he bought a convenience store on a busy intersection in Sun City.

He observed the store from a discreet distance, both during the day and at night, for some time before making the decision in August 2022 to make the move to buy the AM/PM store, 10303 W. Grand Ave. What he saw was a gathering place for homeless, transients and others with more sinister intentions. The situation was so bad that nurses from Banner Boswell Medical Center, 10401 W. Thunderbird Blvd., across Grand Avenue were afraid to go there, as they used to, on their lunch breaks, according to Sangha.

“I wanted them, and other community customers, to feel comfortable coming to the store,” Sangha said.
