Buckeye P and Z approves 145-home plat


Without a great deal of discussion, the Buckeye Planning and Zoning Commission unanimously moved a 145-unit housing project on to its next phase.

Tuesday, the Commission approved a preliminary plat for Units B and C of the sixth phase of the Verrado Victory District. Located along Sunrise Lane, in the area of 203rd and 205th avenues, the 19-acre plat is northeast of the intersection of Tiger Mountain Drive and Victory Boulevard, near the boundary between Buckeye and Litchfield Park.

The density, according to Sean Banda of the city’s Development Services, will be less than eight units per acre.

Kurt Jones, speaking on behalf of the firm Tiffany & Bosco, made a short presentation and then took some questions.

Commissioner Larry Draves asked Jones why he thinks some people are buying duplexes, rather than single-family homes. Jones said the advantages include less land to take care of, as well as the “lock and leave” approach of many homebuyers, which involves buying a small home for part-time or part-year use, not requiring a large property or a big yard.

“If you share a wall, you get a ‘zero’ lot line on that side of your property,” Jones said. “And, sometimes, that means more space on the other side of the home.”

Jones also said although most of the Victory District has been single-family detached, Unit A of Victory Phase Six is attached duplexes, and is selling well.
Draves also asked if Jones if he anticipates the 18-foot driveway lengths specified in construction documents will be a problem. Many newer trucks, such as the Ford F-450 Super Duty, are more than 22 feet long.

Jones and Banda both said they haven’t heard of any problems in the Victory District of vehicles blocking or partially blocking streets or sidewalks due to overhang.

Banda also pointed out the 18-foot driveway length is a minimum. About half of the residences in Units B and C will have driveways longer than 18 feet.
Verrado is an 8,800-acre community master plan, with lots located north and south of I-10 in the northeast part of Buckeye, with the Victory District located north of Indian School Road.

Units B and C of Phase 6 will include trail systems that link neighborhoods with the seventh and eighth phases of Victory.

Also on Tuesday, the Commission unanimously approved site plan approval for The Bungalows on Yuma and Apache. The 333-unit, single-family apartment rental community is at the southeast corner of 247th Avenue and Yuma Road.
