Avondale car wash sells for $5.5 million

Super Star Car Wash in Avondale has a new owner.
The 11,662-square-foot net-leased property, located at 1607 N Dysart Road, sold for $5.5 million.
Zack House, Mark Ruble and Chris Lind, investment specialists in Marcus & Millichap’s Phoenix office, had the exclusive listing to market the property on behalf of the seller, a limited liability company.
The subject property has a 20-year absolute triple-net lease with a corporate guarantee and 10% rental increases every five years. Avondale is a growing trade area in the Phoenix MSA with households projected to increase more than 8% by 2027, a press release notes.
