Age matters in senior communities like Sun Cities

Age overlay enhances quality of life

When a Sun City resident applied for a special-use permit earlier this year to allow an underage person to live in her home, officials and other residents rallied to stop the action.

Sun City is one of Arizona’s 22 age-restricted communities. They all have what is called an age overlay that allows them to restrict certain residents by age. It varies by community, depending on their articles of incorporation and bylaws, but in Sun City and Sun City West at least one member of a household must be at least 55, and those under age 19 are limited to 90-day visits within a year.

Sun Cities residents and officials were concerned the temporary permit to allow an underage resident could endanger the community’s age overlay. Kathleen Coombs applied for a temporary use permit to allow a relative under 19 to live in her home as a caregiver. The Maricopa County Board of Adjustment conducted a public hearing on the case June 23 then denied the permit.
