1,100 homes planned in northeast Phoenix

The Phoenix Planning Commission approved zoning changes last week to allow for a 417-acre, 1,145-unit housing development in northeast Phoenix after the developer agreed to stipulations regarding traffic and building height.

One of the stipulations, regarding traffic access to the adjacent neighborhood, still needs two city departments’ approval to ensure it does not conflict with existing city ordinances. Those departments will review it before the general plan amendment and rezone go to council for final approval. Staff also must approve the developer’s traffic study before final approval.

The development by Arlington, Texas-based D.R. Horton will be named Stone Butte and include mostly single-family properties along with some small areas of multifamily. The 417 acres southwest of Cave Creek and Jomax roads was purchased from an Arizona State Land Department auction last December. The developer will gift 74 acres on the foothills of the mountain at the western end of the property to the city to be added to the Sonoran Preserve.
